Since we’re in such a hot market, some sellers are foregoing the help of a Realtor and listing their homes themselves. However, they might not fully understand what they’re missing out on (or what they’re getting themselves into) by selling a home on their own. Today we’ll be talking about a few things you should think about if you’ve been considering a for-sale-by-owner (FSBO) listing:
1. Time: When it comes down to it, most FSBO sellers are simply trying to save some money. However, this comes at the cost of time. Many people underestimate the amount of time a Realtor invests in listing, marketing, and selling. Selling a home can be like a full-time job, but it’s something your Realtor does for you.
2. Exposure: FSBO sellers don’t have access to the MLS, which is where most agents search for homes for their clients. With a Realtor, though, a client’s home is spread throughout the MLS, social media, and professional networks. This creates more exposure, which gets more eyes on your listing and usually gets more money in your pocket.
3. Liability and safety: When you list your property, you’re inviting strangers into your home. Without a Realtor, you’d have to be there for every showing, open house, and walk-through. When you hire a Realtor, they do it all for you. The Realtor’s brokerage also assumes some of the liabilities, such as disclosures, contracts, and other important documents.
4. Money: Though you may think you’re saving money by selling on your own, most FSBOs end up leaving money on the table. Without the exposure and market knowledge that a Realtor provides, you’ll see fewer offers or get a lower sale simply because you didn’t know how to price your home effectively. Oftentimes, the difference more than makes up for what you pay in commission.
